Red Cardinal Snapshot
WHAT IT DOES
American Homes 4 Rent owns and manages tens of thousands of single-family rental homes across the Sun Belt — and, unlike its peers, it builds a large share of them itself, developing entire purpose-built rental communities through an in-house construction program.
HOW IT MAKES MONEY
Monthly rent, collected as a real estate investment trust (REIT) — a structure that passes most income through to shareholders. Rent growth, occupancy, and the spread between what a new community costs to build and what it earns in rent are the three levers.
WHY WE TRACK IT
The housing thesis says America is structurally short of homes after a decade of underbuilding, while rate lock-in keeps existing owners frozen in place. AMH is the company that answered scarcity by becoming its own supplier — it tells us whether manufacturing rental housing at scale actually works.
THE SIMPLE THESIS
When the thing you need is scarce, stop bidding for it and start making it. AMH stopped competing for existing houses and became a homebuilder that keeps everything it builds — the question is whether the rent on a new community can stay comfortably above the cost of building it.
