WHAT IT DOES

Blackstone manages other people's money in private markets — buying companies, buildings, rental homes, data centers, and loans that don't trade on public exchanges. It is the largest alternative asset manager in the world, which makes it less a single business than a holding pattern for entire industries.

HOW IT MAKES MONEY

Two streams that behave completely differently. Management fees on committed capital — fee-related earnings — arrive whether markets go up or down, which is why the market treats them like an annuity. Carried interest — a share of profits when investments are sold — is the cyclical kicker: enormous in good exit markets, thin when deals can't get done.

WHY WE TRACK IT

One firm keeps appearing inside multiple systems we cover. In housing, it created Invitation Homes out of the foreclosure crisis and bought Tricon Residential — the face of institutional landlording. In AI, its QTS and AirTrunk platforms make it one of the largest data-center developers on earth. In credit, it is part of the lending system banks used to be.

THE SIMPLE THESIS

Blackstone is a toll collector on the migration of money from public to private markets. The bet is that the tolls — fees on ever-larger pools of locked-up capital — keep compounding; the open question is whether the newer, semi-liquid retail money behaves like permanent capital when it's stressed.
