Digital Realty is a real estate investment trust (REIT) — a company that owns buildings and lives off the rent — except its buildings are data centers: the powered, cooled, connected shells where cloud providers and AI companies install their servers.
HOW IT MAKES MONEY
Long-term leases, in two flavors. Hyperscale: entire halls rented to giants like Microsoft or Oracle for a decade at a time. Colocation: smaller cages and cabinets rented to thousands of enterprises, at higher rent per unit of power, stitched together by cross-connects — the cables that let tenants plug into each other inside the same building.
