WHAT IT DOES
D.R. Horton builds and sells more new homes than any other company in America, concentrating on smaller, simpler entry-level houses across the Sun Belt. It builds most of them on spec — starting construction before a buyer exists — so it sells finished homes the way a retailer sells inventory.
HOW IT MAKES MONEY
By turning land into closed homes as fast as possible. The margin engine is velocity, not luxury: standardized floor plans, bulk purchasing, and a captive mortgage arm that closes the sale. Increasingly it controls land through options and its Forestar relationship rather than owning it outright, which frees cash and softens the cycle.
WHY WE TRACK IT
Our housing thesis says America underbuilt for a decade while rate lock-in froze the resale market. Someone has to actually build the missing homes — and D.R. Horton is the largest single answer to that sentence. Its order book, incentives, and inventory are the best real-time gauge of whether new construction can fill the gap the existing market won't.
THE SIMPLE THESIS
The resale market is frozen because owners won't give up cheap pandemic mortgages, so buyers are pushed toward the only supply that exists: new homes. D.R. Horton uses its scale to buy down mortgage rates and manufacture the affordability the Fed won't provide — the question is how long margin can keep subsidizing demand before the math stops working.
