WHAT IT DOES

Equinix operates data centers — but that undersells it. Its IBX facilities are the rooms where the internet physically meets itself: carriers, cloud providers, content platforms, and enterprises all keep equipment in the same buildings and run cross-connects — literal cables strung between their cages — so their networks touch directly instead of routing traffic across town.

HOW IT MAKES MONEY

Two intertwined streams. Colocation: recurring rent for cabinets, cages, and the power and cooling behind them. Interconnection: monthly fees for every cross-connect and virtual connection between tenants — a charge for proximity itself. A third line, xScale, builds hyperscale campuses through joint ventures, chasing the wholesale wave with mostly other people's capital.

WHY WE TRACK IT

Because interconnection is the rare real-estate business with genuine network effects. Every carrier, cloud on-ramp, and enterprise that moves in makes the meeting point more valuable to everyone already there — and you cannot replicate a twenty-five-year accumulation of tenants by building a shinier shell across the street. It is also our best lens on AI's second act: inference, the deployment phase, favors exactly the low-latency metro locations Equinix owns.

THE SIMPLE THESIS

Equinix does not sell space; it sells proximity. The moat is who is already inside the building — an ecosystem that compounds with every new arrival — and if AI's next phase is deploying models close to users and clouds, the meeting points get more valuable, not less.
