WHAT IT DOES

NVR builds homes under the Ryan Homes, NVHomes, and Heartland Homes brands — but almost never owns the land under them. It controls finished lots through options: contracts with land developers that give it the right, not the obligation, to buy a lot when a customer is ready, for a small deposit it can walk away from.

HOW IT MAKES MONEY

It pre-sells homes before building them, buys each lot only when the buyer is committed, and collects a builder's margin without a landowner's balance sheet. A mortgage arm captures the financing on the homes it sells. The land risk — the thing that kills homebuilders — sits with someone else.

WHY WE TRACK IT

Housing's central problem is a decade of underbuilding colliding with rate-locked resale supply. NVR is the cleanest test of which builder structure survives that world: it is the model D.R. Horton and Lennar are now converging toward, which makes it the benchmark for the whole industry's transformation.

THE SIMPLE THESIS

Homebuilders die from land, not houses. NVR nearly died that way in 1992, rebuilt itself to never own raw land again, and sailed through 2008 while land-heavy rivals nearly collapsed. The question is not whether the model works — the industry's imitation settled that — but whether a model built on discipline can still outrun a market that already knows it's disciplined.
